The Balance Between Long Term and Short Term Focus

June 11th, 2008

Whether you are working for a corporate organization or you are manager of a small business - in that case you are closer to being an entrepreneur - we all deal with the topic of short term versus long term focus.

Sales activities are known to be short term focused, for the simple reason that you cannot sell something that doesn’t exist. There are a few exceptions, for example, the new Airbus is sold when there was only a prototype and in the construction area, apartments these are first sold, before the complete building is finished.

Yet in most cases, there is a clear line between the two. Product development or new business development are activities that require a long term focus. You need to think in trends and any business case in such an area is always speculative up to a certain point.

Information technology is also an area that favors future possibilities rather than current quick wins. Maintenance activities also have a more short term focus. You may prevent future incidents, but most of the budget is spend on day-to-day issues.

But someone in your organization should take the decision to build this new system. A team should agree to start this new business development. Another team should agree to design a new product. And once these new products are available for testing and selling, your business should shift some of its attention to this new product. Now you have at least two things to offer. What will you sell and to whom?
How do you solve this ever lasting topic of focusing not only on core business but also on current core business and tomorrows’ business?

It Seems more difficult than it really is. Even if you would think otherwise not in the last place because of ever lasting discussions about priorities.

To solve this, you need to know what you have always done. That is always the best starting point for any next step in business. How have we done so far and were we successful? Most of the time - you may not agree with what you see when you look in the mirror, but it never lies. Just accept it and follow that course.

How to Create an Up Selling Advantage for Your Business

June 10th, 2008

Up selling your customers is simply providing the next
logical solution to your customer’s next logical need. It’s
your job to always create that next logical need and
continually sell and sell. There’s always one more thing to
sell.

One of the major mistakes I find in dealing with small
businesses is that they believe once their business has
provided their product to the customer, that’s the end of
the process. There’s nothing that can be more wrong with
your business.

Every sale needs another sale because every need that’s
satisfied will create still another need sometime in the
future. The conclusion that you should draw is that you
must create the up sell and continue creating up sells as a
never ending logical step in the launching of an effective
marketing mission.

You might say, I don’t have any product or service to sell
as an up sell. My answer to that is, develop one.

Even if you don’t produce the product or service, someone
else does and that someone else gladly will pay you for
allowing them to get at your client base so they can up sell
your customers. There’s always something else to sell them.

The practical implications to up selling will most likely
result in forming joint venture relationships. Businesses
today operate differently than it ever has.

Another good example can be seen in the mail order flowers.
On the average, there’s actually 6-10 days from the cutting
of a flower before a customer receives it and puts it in a
vase in their home, whether as a gift or simply to brighten
up their home. The lag time is caused by the traditional
distribution system of wholesalers distributors and
retailers. A real entrepreneur working literally years on
an idea for flower delivery up to 9 days, created a direct
from the grower to the customer via Federal Express. Today
that generates $10,000,000 in sales. What was the
entrepreneur’s product? It was an idea worth $10,000,000.

That business is merely a series of relationships between a
catalogue company, Federal Express, and several independent
flower growers throughout the United Slates. It’s a
business of joint ventures. Even though this guy didn’t
actually have the product or service, he created one.

This leads to find Your Business Within Your Business. A
real powerful concept is to challenge yourself, your
clients, vendors and employees to constantly search for new
businesses within your business.

There are an unlimited number of offshoot businesses you
can create. You could have an offshoot of consulting to
those people that you sell to. You could then communicate
and market and also do seminars and workshops.

For car dealers, they would provide extended warranties and
insurance to new car owners. For a contractor, whether it’s
heating and cooling, pools, pest control or whatever, they
can also provide annual service contracts.

An example would also be a pool contractor for instance
might use up selling through the offering of an annual
service contract to clean and service a pool four times a
year. This can dramatically improve his bottom line. In
fact, this can actually double the value of the customers
by added income of 40% to you while they sign an annual
contract.

Let’s say the service call for a pest control or a pool
service call is $100 and there are 100 customers per year.
There’s a gross of $10,000, which is $100 per customer. The
Up sell strategy is an annual contract where you’re going to
visit four times a year. The cost for each visit to the
customer is $100, so the total cost at this point is $400
(before giving a discount).

If they buy today, you give them a discount of $150, of
which $250 is the cost to the customer. If you close just
40% of these people, your new revenue is $10,000. 40% of
100 is 40 people times $250 which is the cost of the annual
contract.

So, the new value of these 100 customers is $20,000 $10,000
for the service call ($100 x 100 customers) and another
$10,000 for the 40 people who paid $250 for the annual
contract. The value per customer is now $200. You made
$20,000. You still have the same 100 customers. They’re now
worth $200. That’s double the value.

What service can you up sell to your clients? Virtually
every business can add a newsletter or an extra month of a
diet plan for half the original price. Maybe a consulting
service could be provided. The possibilities are endless.
Let your creative mind work for your business instead of
limiting to just one product or service.

The History of Soap Making

June 9th, 2008

Records indicate that soap making began as far back as 2,800 B.C. Inscriptions discovered on the sides of clay cylinders excavated from the ruins of ancient Babylon describe the boiling of fats with ashes. Unfortunately the inscriptions do not describe the use of the mixture.

Ancient Egyptians are known to have bathed regularly, a medical Papyrus from about 1,500 B.C. describes the mixture of oils with alkaline salts to form a soap-like mixture used both for washing and treating skin conditions.

According to an ancient Roman legend, soap got its name from Mount Sapo, where the practice of animal sacrifice was carried out. It is said that the rain then washed the mixture of animal fat and ashes down through the clay soil into river Tiber, where women found that the mixture made their washing cleaner and did so with much less effort.

Today the chemical reaction resulting from the combination of fats or oils with an alkaline is still called saponification.

By the seventh century soap making had become an established craft in Europe. Trade secrets were closely guarded by soap maker guilds which developed during the period. Vegetable and animal oils were used with ashes of plants, and fragrances were added. Gradually more varieties of soap became available for bathing, laundering, shaving and shampooing.

Gary Everson is the Soap Business Guru. In his new e-book: “Soap Making for Profit” he describes in clear, step by step terms how to turn an enjoyable and creative hobby into a profitable business.

Sell More Books on Amazon.com

June 8th, 2008

Why Should Your Book Be on Amazon.com?
Credibility. If your book is important, it should be available at the world’s biggest book store.

Visibility. People (including members of the media) will find your book and learn about you through your appearance on Amazon. (That’s how I got into Woman’s Day magazine.)

Money. You will sell books you wouldn’t have sold otherwise. Many buyers won’t buy from your Web site or other sources, but will buy at Amazon. And, Amazon pays like clockwork.

Get Your Book Listed on Amazon.com
Your publisher or distributor will handle getting your book into the Amazon catalog. If you are self-published and don’t have a distributor, join Amazon Advantage at http://www.Amazon.com/advantage

To participate in Advantage, you must have distribution rights, and your book must have a scannable barcode of the ISBN.

Amazon Marketplace
Once your book is listed, you can also sell it directly to consumers through Amazon Marketplace. You will find more information about this on the Advantage information page listed above.

Amazon Associates
Once your book is listed on Amazon, join the Associates program http://www.Amazon.com/associates

As an Associate, you get a commission on book sales referred from your Web site. Why send people to Amazon from your Web site? Some people won’t buy from you. They don’t know you and they don’t trust you. But they do trust Amazon. Or, maybe they want to qualify for free shipping.

Enhance Your Book’s Detail Page
Add cover art, book description, editorial reviews, table of contents, excerpts, author information and more. Make your book’s listing just as complete and impressive as the latest from Stephen King, John Grisham and other major authors. For more information, see Bookseller Services at http://www.amazon.com/exec/obidos/tg/catalog-guide/guide/-/372286/ or log in to your Advantage account. Amazon will generally not allow URLs in your content, so don’t try to slip your Web site in.

Search Inside the Book
This is controversial, but many publishers say they sell more books as a result of SITB. My sales seemed to go up after my book was in. You send Amazon a copy of your book, they scan it and make the entire book searchable. It increases the chances your book will come up during searches on the Amazon.com web site. You’ll find information on the Advantage page.

Use the tools Amazon.com provides to bring book buyers to your page and sell more books.

5 Web Features That Every Business Should Utilize

June 8th, 2008

Whether building your business a new web site or expanding your old one there are 5 key web features that every business should look into. In this article, which will be the first of a six part series, we will briefly go over each of these features. The features listed below are just five of the techniques that I have either used in the past or am currently using as of the writing of this article.

Each of these features suggests ways to increase traffic to your site, acquire more sales leads, and even turn a profit. Will this information make you wealthy? Not necessarily, to be straightforward with you: I’m giving you the hammer. Whether you build a doghouse or a castle is up to you. My suggestion: Think BIG! Isn’t it about time?

Referrals Program

An excellent way to obtain new customers or clients is through a referral program. Offer your existing clients a discount or a percentage when they refer a friend. I personally offer a program for both my current customers and a standard program available to anyone. For every referral they send me that turns into a project I pay the referrer a percentage of the sale. The cliché it takes money to earn money is the idea here, but then again, the money you make will be a profit off of what the referrer makes you. It’s a way to give back to current customers and a way to gain new ones. Its also a good way to add to your sales efforts without having to hire an employee.

Awards Program

Web awards is also a great way to gain “cold” leads. In order to enter the program they must submit their information and website (which is a must) to you. The best way to gain these leads is to not target a broad market but rather your niche and industry. Ex: If you are a web designer you could offer: Best Web Site Awards, Web Excellence Awards, and also Best (category) Web Site (i.e.: Best Business, Personal, Non Profit, etc.) Web awards make a statement that says “I worked hard to create this”. They reward skill, effort, and enthusiasm while supplying the recipients with formal recognition. They acknowledge the hard work and dedication that each applicant has put into constructing their web sites and content. You should offer both web awards (for free) and certificates (for small fee) to winners for the best results.

Web Advertisement Program

I feel that this is a great way to capitalize on the blank space of ones website. It is greatly over looked by the masses of small business. No, web advertisement isn’t just for big corporations like Wal-Mart, Best Buy, and others. Even the smallest business can make a decent profit off of another businesses advertisement. Ex. If your office is in a strip mall than turn to the businesses in this area and say “Hello I’m So and So, I run the whatever company two stores down. I have a web site and I was wondering if you’d would like to purchase advertising space on my site.” Don’t charge $150 a month if you only get ten or fifteen visitors a month. That’s just bad business. Instead be honest and charge $20 a month and $50 for a quarter (three months) for less than 2500 visitors per month. I personally only charge $50 per month and $125 per quarter. But I get between 3000 and 5000 visitors per month. Think about it, why charge exorbitant prices when you can on average fit two or more ads per page? With only five pages that is around $500 per month.

Give A Way Program

This is another program that takes money to make money. Generally; it only takes a small investment to create a large return in either money or prospective customers. The choice is yours. You can do this program like a raffle and charge to enter (this way you make a small fee per registration) or let people enter for free (and make cold leads). As for what to give away it can be your products or services, or something related to a holiday like a dozen roses sent to the winners choice of recipient for Valentines Day. If you do something like the roses DO NOT put your name or business on the dozen roses. Send it to the recipient in the winners name. Things like that go a long way.

Web Search

The web search feature is another way to gain not only leads but too possibly make a profit. It does make it easier for your visitors to find things on your site, and when used for that purpose only it is not necessary for smaller sites only larger one. There are other reasons to offer a search engine though. This type of feature can make you money or make prospective customers through inclusion. You can charge an inclusion fee if the overall goal is to make immediate money. I think you can make more money by gaining leads from the inclusion though. Just think about it. They must enter their personal information for verification purposes and must enter their web site (which is a valuable resource of research information about a company that you can turn into a customer or client).

Choosing the Right Web Host

June 8th, 2008

So you’ve decided about your website design and now you are ready to have your website hosted!

When choosing the right web host, they are several factors to consider:

I. How often is the web server up?
II. Does the server provide SSL?
III. Does the server provide for server side scripting? (e.g PHP, ASP?)
IV. Free or paid?
V. What is the upload limit? What is the file limit?
VI. Customer support?
VII. Suggestions

Appendix A - Web host provider reviews

—————————————————————–

I - How often is the web server up?

Once you’ve signed up with a web host provider, you don’t want your website to be down or taking forever to load. This can have a serious dent in traffic as it could turn off potential returning visitors.

Search engines also do not rank web pages that are always down well, so you should expect next to nothing traffic from Search Engines if your website is down most of the time or takes forever to load.

A good way to find out if a web server is up usually is to check out reviews by different persons who have already used the web host. I’ve included a link to a web host review website at the end of this article in Appendix A.

II - Does the Server provide SSL?

If your website is a hobby website, and you won’t be doing any transactions on your website, SSL protection is not needed.

However, if you plan to do any transactions in the future; its important that you choose a webhost which provides SSL protection upfront.

SSL is an encryption method which helps to encrypt any sensitive information like credit card info, names, etc

If you signed up with a web host who does not offer SSL protection; it’s usually more costly if you then decide to get it installed than if you signed up with a web host provider who already provides SSL protection for transactions.

Examples of web host providers who provide Automatic SSL do this are www.powweb.com and www.ipowerweb.com

III - Does the server provide for server side scripting? (e.g PHP, ASP?)

Most web host providers provide for server side scripting but it’s still important to make sure that they do.

Server side scripting allows the webmaster to create pages which change in realtime.

For example, if you are running a business, and you have all of your products stored in a database, a server side script will generate the pages that the customer sees according to which category/product the customer chooses.

If a web host provide does n provide functionality for server side scripting, it’s dated and you should stay far away from it :) www.powweb.com, www.ipowerweb.com and www.lunarpages.com all provide functionality for Server Side Scripting.

IV - Free? Paid? Which one?

Another important factor to consider is whether you want to sign up with for Free or Paid web hosting. Companies such as www.geocities.com, www.tripod.com, www.freeservers.com offer free hosting.

The main disadvantage with free hosting is that the hosters usually run ads on your home page;
some like in this example http://www.pac-dodger.tripod.com (see near the top)

I suggest a free hosting website if you budget is very tight and you don’t mind ads running on your website.

The paid option for website usually offers better customer support that free web hosting. Some packages are next to nothing.
I’ve found www.powweb.com to be exceptionally reasonable($7.77 a month last time I checked). Both www.ipowerweb.com and www.lunarpages.com are also top web host providers at great prices.

Lunarpages has a reputation of reliability and great customer service. Powweb has the reputation of being the largest and offering the best of every (most web space, most bandwith, etc). Ipowerweb is generally good.

V - What is the upload/bandwith limit? What is the file limit?

Upload and bandwidth limits are important if you are going to be hosting large image files or if you want to provide downloads to your users. If you are just making a simple hobby or business website, www.powweb.com, www.ipowerweb.com, and www.lunarpages.com can all handle your bandwidth requirements.

If you are looking for more space; I suggest www.powweb.com.

VI - Customer Support

Customer support is very important when signing up for a web host provider.

I’m an experienced webmaster, and on signing up with a web host provider I usually still have questions which need to be addressed.

Some web host providers even provide forums where customers like yourself can log in and post questions to other customers and web host staff.

I find this very valuable; the only place I’ve found this so far was www.powweb.com

VII - Suggestions

There are thousands of options to choose from but my top three are below:

I would suggest www.lunarpages.com if you are looking for great customer support.
If you need lots of webspace; consider www.powweb.com
If you want general all around good service, sign up with www.ipowerweb.com

Other GREAT solutions are:

Apollo hosting - www.apollohosting.com
ValueWeb - www.valueweb.com
Globat - globat.com

Be Inspired by the Advancement of TV’s

June 7th, 2008

Television or TV as we condense it to is a global used tele-communications way for transporting & delivering moving images & audio, or as we more typically know it as, TV programmes. Commercially accessible since the 1930’s the telly set has become an extensive household connections device in homes & institutions, largely as a supply of amusement & gossip. Ever since the 1970’s video recording on VCR tapes and later, digital playback devices for instance DVD’s, have permitted the telly to be used to look at pre-recorded films & other programmes. Find great offers on a variety of products. Buy high definition television online today at Digital Direct!

Television systems are made-up of many parts so a screen that does not have an internal tuner to get the broadcast signals is called a monitor instead of a television. Now the future is here, TV’s have moved on a little & technology has advanced, televisions recently are manufactured to obtain several broadcasts or video set-ups like that of high definition TVs commonly referred to as HDTV. Near the beginning when HDTV’s were originally on sale they were steep to buy, although, these days its achievable to stumble upon economical tellies from most stores. For instance a 37″ plasma television would a long time ago have dented your wallet by one thousand pounds it is lately feasible to obtain one up for a huge amount lower than this, you will spot that most LCD widescreens televisions have fallen a long way in value when assessed to a couple years ago.

There are 2 breed of tellies these days, plasma & LCD both are dreadfully alike nonetheless, dreadfully unconnected at the same time. Plasma is a variety of flat panel display that you will naturally only see on large TV screens, which basically suggests that you will not spot plasma TVs in something smaller than a 37 inch. Plasma displays in there fundamental shape are just gas drums. You then have LCD screens which you can uncover in any dimension and they can also be used as PC VDUs.

When To Use A Divorce Lawyer And When To Avoid One

June 6th, 2008

The topic of divorce is never pleasant and usually painful, but if you find yourself at the end of a marriage, it may be your only logical options. Individuals choose to enter divorce proceedings for a variety of reasons, but usually the more civil these proceedings the better. A divorce lawyer can be incredibly useful for representing you regarding divisions of assets and property and in the event of custody proceedings.

Not everyone needs to solicit the aid of a divorce lawyer, so carefully consider whether you should consider a lawyer in your specific situation. Since each case is different, there is no blanket statement regarding who should use a divorce lawyer and who can forgo the presence of one. You do not necessarily need the help of a divorce lawyer to successfully enter and complete divorce proceedings, but in many cases, their presence and expertise can help immensely through this difficult process.

Depending on your specific situation, you may not need the assistance of a divorce lawyer. That does not mean you should put any less importance or thought into the proceedings than an individual who chooses to hire a lawyer. Many individuals forego hiring a divorce lawyer because they can come up with an agreeable situation between themselves and a former spouse.

Even though your marriage may be ending, remember both parties are adults and should act as such. Individuals who are able to remain mature about the situation and have realistic wants and needs are more capable of handing proceedings without needing a lawyer.

If you choose not to solicit the assistance of a lawyer, carefully consider all potential issues that may arise between you and your former spouse. The two of you should arrange a meeting to discuss all issues before the date of the divorce proceedings so all terms and conditions are clearly determined.

Also, you may need to meet with a neutral third party mediator so that everyone remains focused at the task at hand. Couples who are able to calmly and deliberately discuss any necessary issues regarding the divorce are more apt to have problems later down the road. Most couples are able to discuss the terms of their divorce without needing to involve lawyers.

If you are concerned about your safety or afraid of your former spouse, it will probably be in your best interest to hire a lawyer and let that individual deal with him or her directly. You will still need to make any necessary decisions, but will not have to directly speak to your former spouse.

If there is any problem of abuse–physical, sexual, or verbal–in the relationship, a lawyer should be hired immediately. Furthermore, if you fear for the safety of any children or dependants in your home life, a lawyer be hired for their best interest as well. Furthermore, if your spouse is acting cruel or dishonest towards you or anyone else in the household, hiring a lawyer will help take the focus off you in this situation.

Another reason to hire a lawyer is if your spouse does so first. It is severely discouraged to enter into divorce proceedings against a lawyer if you have no experience in the field of law yourself. Hiring a lawyer will protect your best interests and ensure your wants and needs are taken care of in a court of law. This is especially true if children are involved, as custody cases are often complicated and should be handled by a professional.

If you find yourself wanting to hire a lawyer but financially unable to do so, speak with the legal aid office of your county courthouse. These offices coordinate clients with lawyers who will work at reduced fees or for no cost at all (pro bono). If you know a lawyer through family or friend connections, seek their help and guidance. Many legal acquaintances will be able to provide you with legal information for minimal or no charge.

However, if the lawyer in question shares a relationship with both you and your former spouse, it is strongly recommended you avoid bringing this person into any potential dispute. Making the decision whether or not to hire a lawyer to assist with your divorce proceedings is a critical decision that should be made using a clear head and deliberate thought.

Home in Bulgaria - A Look at Bulgaria’s Real Estate Tax Liability

June 5th, 2008

Many people who are considering the possibility of buying one or another home in Bulgaria worry about what they might end up paying in taxes on real estate that they might end up owing. In years gone by, one of the reasons that only a fraction of the population was able to take advantage houses in Bulgaria centered on the high taxes that often times were associated with home ownership in that country.

With the changes in government that have occurred in Bulgaria since the 1990s, significant land reform programs have been put in place throughout the country. The pace of these reforms quickened when it was determined that Bulgaria would be admitted into the European Union in 2007. The net result has been that property taxes no longer need be considered an impediment to the ownership of homes in Bulgaria.

In point of fact, at the present time, Bulgaria boosts one of the lowest real estate tax schemes of any of the countries in Europe — including those nations that already enjoy full membership status in the EU. It is important to keep in mind that prior laws that imposed a heavy tax burden on foreign nationals who purchased homes in Bulgaria have been eliminated in their entirety.

In addition to low real estate taxes, the government in Bulgaria has enacted other pieces of legislation that are designed to encourage private home ownership amongst the people of Bulgaria, further spurring the demand for houses for sale in Bulgaria. The government of Bulgaria is committed to furthering and
advancing real estate investment generally and home ownership specifically throughout the country.

To that end, the government has lessened the tax burden on those who own real estate and has modernized the banking system to make real estate loans far more
widely available to people interested in property ownership in the country, including the buying and owning homes in Bulgaria.

Surrinder Ahitan’s website Bulgarian-Property-Advice.com provides detailed information and advice on the most lucrative areas to invest in Bulgaria. You will learn how to get around, get a flavor of the language, history, culture, and more.

Investment Property: Part 2

June 5th, 2008

If you are interested in getting into the real estate market then you will want to read this article. It will explain some of the basic terms related to investing in real estate.

1. Lease Option

A lease option on a property offers the leasee the opportunity to buy the property at the end of the lease term. Lease options essentially offer a try before you buy trial period. If you are interested in a building, you can lease the building for a relatively short amount of time. This will give you an opportunity to determine if the building is going to fit your investment needs. If the building suits your needs then you can execute your lease option and buy the property. Since a lease option offers additional value, normally the leasee must pay small fee for the option to buy the property.

2. Rent to Own

In certain scenarios you may find yourself interested in owning a rental home for a short period of time, and planning to sell the investment property after that time period. In such a scenario you should consider employing the rent to own approach. When you offer a house that is rent to own, you collect rent from the tenant for the specified time period and the tenant possesses an option to buy the house at a later date. The rent to own approach provides you with rental income for the life of the lease, and also affords you the ease of selling the house to the tenant, avoiding the hassle of putting the house on the market and finding a real estate agent to sell the house for you. Renting to own essentially offers the same functionality as a lease option to the tenant.

3. Eviction

Sometimes you will be faced with a tough situation. If tenant is not paying the monthly rent then they must be evicted. An eviction is never a fun process. In simple terms, an eviction basically means the tenant is being kicked out of their space. The eviction process involves legal paperwork and the local courts. Of course, if you can avoid having to perform an eviction then you should. However, sometimes your tenant leaves you no other choice but to carry out an eviction and remove them from the property.

4. Buy a Foreclosure

Evictions are often accompanied by foreclosures. A foreclosure occurs when the owner of a property is unable to meet the monthly payments required by the mortgage agreement. In such a case, the bank servicing loan will have to repossess the house. This process is often thought of as a foreclosure. For those looking to make a purchase in the real estate market, buying a foreclosure presents a great opportunity to get a good property that is relatively inexpensive. Frequently, those who buy foreclosures do so a below market prices since the bank is primarily concerned with liquidating the asset (the house) and covering the liability. Buyers of foreclosures should be forewarned that these properties might include additional expenditures to repair the house. Not surprisingly owners who cannot afford their own homes often leave their house in disarray upon moving out of being evicted. Typically such house can fixed up rather quickly and reintroduced to the market as a rent to own dwelling.

5. Get Rich Quick

Investing in real estate property is not a get rich quick scheme. Certainly one can become extremely wealthy by divesting their interests in various investment properties, but achieving fast returns on equity does not happen overnight. An investment in real estate should be accompanied by patience. If you can find a property that will offer positive cash flows after all other expenses are taken care of, such as a popular apartment building, than you will not only be increasing your wealth from day to day operations, but you will also be creating equity in the property.
